Getting Started

Becoming a Trade Partner

A straightforward process to get you set up and working on our luxury residential projects.

Apply

Send your company information and a typical price list to our purchasing team. Complete our trade partner questionnaire.

Onboard

Accept your BuilderTrend invitation, sign the trade partner agreement, and submit your W-9 and insurance certificates.

Connect

Set up your BuilderTrend account on desktop and mobile. Enable notifications for schedules and bid requests.

Build

Review plans and specifications, submit your bids, and begin receiving project assignments in our communities.

Desktop Setup
  1. Access the setup guide in our resource folder
  2. Create your account using the invitation email from BuilderTrend
  3. Complete your company profile including contact information and trade details
  4. Review available bids, plans, selections, and scopes of work
Mobile Setup
  1. Download the BuilderTrend app from the App Store or Google Play
  2. Log in with your credentials
  3. Enable push notifications so you receive schedule updates in real time

Before starting work on any Druther Homes project, the following must be on file:
  • W-9 Form — Required for all vendors and subcontractors
  • Certificate of Insurance (COI) — General liability and workers' compensation with Druther Home Investments, LLC listed as additional insured. Send certificates to coi. Insurance requirements are detailed in your trade partner agreement. If you do not carry workers' comp, a deduction will apply.
  • Trade License — Applicable state or local licenses for your trade
  • ACH Authorization — Recommended for faster payments via our secure enrollment form
Our purchasing team conducts orientation for new trade partners, covering:
  • Overview of the bidding process and how to access plans and programs
  • How to use BuilderTrend, including specifications, scopes of work, and purchase orders
  • Administrative details — invoice submission, COI and W-9 management
  • First-time trade partners walk through the house with a Construction Manager to outline scope and set expectations before starting work

Working With Us

Project Workflow

From bidding through completion, here's how we collaborate to deliver exceptional homes.

Bidding Process

Review project documents, plans, selections, and specifications in BuilderTrend. Submit detailed, itemized bids through the platform. BuilderTrend will notify you when bids are accepted or declined. Need to modify a submitted bid? Contact your Purchasing Coordinator.

Purchase Orders

POs are your official work authorization. Review all details carefully for accuracy, accept through BuilderTrend, and save your PO number — you'll need it for invoicing. Work should not begin without an approved PO.

Schedule Management

Access the current project schedule through your BuilderTrend dashboard. Construction Managers confirm schedules with all trades two weeks in advance. Enable mobile notifications, confirm availability, and call your CM the day before your start date to ensure everything is on track.

All project communication should flow through BuilderTrend to ensure proper documentation. During construction, your Construction Manager is your primary point of contact for scope and schedule questions.

Billing & Payments

Invoice Submission & Payment

Clear processes to ensure you're paid accurately and on time.

Once your work is 100% complete, submit your invoice. To process without delays:
  • A valid PO number must be referenced on every invoice
  • Include an itemized breakdown that matches the PO scope
  • Send invoices to ap citing the matching PO number
  • Invoices without a matching PO will take longer to process — contact your Purchasing Coordinator (listed on the PO) if there's a discrepancy
We offer three payment methods:
  • ACH Direct Deposit — Recommended. Fastest and most reliable. Enroll here.
  • Electronic Check (eCheck) — Delivered via email from our payment processing system. These emails are legitimate and secure.
  • Standard Check — Mailed to your address on file
ACH enrollment takes about 2 minutes and eliminates mail delays. We strongly recommend all trade partners enroll.
Invoices are processed on a regular cycle. Once submitted with a valid PO reference, approved invoices are typically paid within our standard terms. If you have questions about a specific payment, reach out to our accounts payable team at ap.
